The main house, overlooking the rolling landscape, exudes Italian elegance. The 300 year old fireplace makes the great room the centre of the house, with a chandelier made of the finest glass Venice has to offer and the walls have concealed designer lamps. The primary suite is located on the ground floor with an en suite bathroom.

The bathroom is equipped for less mobile people with special handgrips, while all facilities are on the ground floor. The design of the garden provides for complete privacy from the main house located 50 meters away from the guest house.
The pool (11x5m) is the highlight of the estate with travertine terraces, and is surrounded by lavender and rosemary with breathtaking views over the estate and the landscape.
The portico and loungers allow for comfortable seating throughout the day. To rinse off, there is an outdoor shower. The pool runs on a chlorination system, yet the smart filtration system and the automatic cover of the pool (Coverseal) keeps chlorine levels very low. Due to the cover, the pool temperature is comfortably warm, still giving the necessary cooling during the summer.
The classic cypress driveway leads to the square with a centuries old oak tree that forms the center of the estate. The garden is filled with ancient fruit and oak trees, with the fig trees estimated to be around 200 years old.
The garden includes a marble wood burning barbecue overlooking the Castle of Proceno and can be illuminated. At the edges of the garden electric wire is activated automatically after dark, to keep larger animals out of the garden.
The entire garden is well illuminated from dusk till dawn. The estate is enclosed by an electric gate.
