The La Collina d’Oro estate consists of a main house and a guest house. The main house has three bedrooms and three and a half bathrooms and was renovated in 2021.
The guest house consists of one bedroom, bathroom and is completely independent from the main house. Both houses have covered and uncovered terraces.
The kitchen is custom-made, using the finest marble and luxury cabinets. The spacious kitchen is fully equipped, facilitating cooking with, and for family and friend. The kitchen island includes a bar overlooking the aromatic garden. The conservatory also houses the indoor dining table for chilly evenings and to optimize indoor-outdoor living. The living area is entered via two open arches.
The 300 year old fireplace and the loft make the living room the centre of the house. The terracotta floors can be heated. The loft has a chandelier made of the finest glass Venice has to offer and the walls have concealed designer lamps. The primary suite is located on the ground floor with an ensuite bathroom, which has a rain shower, heated towel rail and bathtub.
The terracotta stairs lead to the first floor, where at the east-wing the junior suite is located. The east-wing has a study, private bathroom and can be fully closed for privacy. The bed can be converted into a twin.
The west-wing has a small media-area and the entrance to the third suite. The suite has a private bathroom and the bed can be made as a twin. The main house has two terracotta terraces. The portico in front of the main house includes an outdoor dining table seating 8 people.
At the west-side of the main house there is a terrace perfectly suitable for yoga in the shade of the morning sun overlooking the Monte Amiata. The garden is illuminated automatically from dusk till dawn, and both terraces have atmospheric exterior lighting, as do the stairs around the main house.
The guest house has a covered entrance and consists of one bedroom and bathroom. The guest house has a charming layout and is fully independent from the main house.
The living area has a small kitchen and fireplace. The living area leads to the private terrace which has a majestic view of the Castle of Proceno and the rolling hills.
The bathroom is equipped for less mobile people with special handgrips, while all facilities are on the ground floor.
The design of the garden provides for complete privacy from the main house located 50 meters away from the guest house.
The pool (11x5m) is the highlight of the estate with travertine terraces, and is surrounded by lavender and rosemary with commanding views over the estate and Monte Amiata.
The portico and loungers allow for comfortable seating throughout the day. To rinse off, there is an outdoor shower. The pool runs on a chlorination system, yet the smart filtration system and the automatic cover of the pool (Coverseal) keeps chlorine levels very low.
Due to the cover, the pool temperature is comfortably warm, still gives the necessary cooling during the summer.
The classic cypress driveway leads to the square with a centuries old oak tree that forms the center of the estate. The garden is filled with ancient fig, olive and oak trees, the fig trees are estimated to be around 200 years old.
The wood burning barbecue is made of marble and can be illuminated the evening. At the edges of the garden electric wire is activated automatically after dark, to keep larger animals out of the garden.
The entire garden is well illuminated from dusk till dawn. The estate is opened and closed by an electric gate.
